The home that you are considering buying may look great, but there are lots of details to consider. How old is the roof?  A new roof may be $10,000 or more depending upon the size of the house.  What about the furnace, hot water heater and A/C unit? These essential items may be $7,000 for standard equipment or much more if you want more efficient heating and cooling.

Another area of the home you need to consider is the kitchen. How old are the cabinets, sink, faucet backsplash and countertops?  Even in a small kitchen, remodeling work could be an investment of $20,000 minimum.

Bathroom remodels are less expensive than a kitchen makeover, but can still cost $4,000. You may need to break open concrete, add new drains, new water lines, waste connections,  and then actually sheet rock. You might also need to add all new  fixtures, tub, toilet and sink.

So, that new home you are considering may look great on the surface, but you might have to do $40,000.00 plus worth of work to improve your new home over the next couple of years.
